Residential Inspection

A qualified home inspector will visually examine and assess the apparent condition of the readily accessible systems and components of the structure as installed at the time of the inspection for the purpose of providing a written report of the condition of the home including the structure, electrical system, HVAC system, roof covering, plumbing system, interior components, exterior components and site conditions that affect the structure.

Pre-Listing Inspection

A pre-listing inspection puts sellers ahead of the competition and potential buyers. When you get an inspection done before you put your house up for sale you are informed of your house’s condition. Smart sellers can then price their home realistically and competitively, they can get ahead on repairs that may be requested by buyers and ultimately the home may sell faster without having to make these timely discoveries and negotiations.

Insurance Inspections

4-Point Inspection

When you purchase a previously owned home in Florida, you will likely need a 4 Point inspection.

ROOF, ELECTRIC, PLUMBING, HVAC – These are the 4 essential elements that insurance companies care about when determining if they will insure your home. We will perform this inspection on standard industry forms and with the specific required photographs to be submitted. Each Insurance company has slightly different guidelines on when a 4 Point inspection is required, so check with your Independent Insurance Agent.

Wind Mitigation Inspection

The State of Florida requires insurance companies to offer discounts for protecting your home against damage caused by hurricane winds. We will perform a Uniform Wind Mitigation Inspection (Form OIR-B1-1802) to make sure you are getting all the insurance discounts your home qualifies for. This inspection includes several areas of windstorm preparedness evaluation such as roof decking attachment, roof to wall attachment, roof geometry, secondary water resistance and opening protection. You could save up to 30% off your insurance premium.
